1. Do Your Homework!
Before you start your property search, you will have to consider what you need and want - both the "must-haves" (e.g. the number of bedrooms/car spaces) and "nice-to-haves" (e.g. timber floors, built-ins.) You will also have to decide where you want to live by researching the best and 'following best' areas,Consider who will be on the lease- housemates can help with affordability and always factor pets in!
Work out how much rent you can pay. Budget for:
1) No more than 30% of your gross income as rent - some experienced renters search below their limit so they can offer more if competition is strong
2) Two weeks rent up-front
3) Bond (four weeks' rent)
4) $260 pet bond where applicable.
Decide what type of property you want - flat, house, villa, townhouse? - and budget accordingly.
2. First Impressions Matter
1) Experienced property managers say they start assessing applicants at the property inspection. Their tips include:
2) Punctuality - keep appointments, or call to cancel
3) Dress to Impress- scruffy applicants don't inspire confidence
4) Politeness - don't talk down the property
5) Courtesy - don't park in the driveway, or use the property's bathroom!
3. Think Like a Landlord
What type of tenant would you want if it was your property? Landlords and property managers look for these critical factors:
1) Ability to pay rent
2) Reliability/good character
3) Willingness to care for the property
4) Agreement/compliance with lease terms and conditions.
Improve your chances by showing that you will:
1) Abide by lease terms
2) Pay on time
3) Keep the home clean and any gardens tidy.
4. Be Ready to Go
Prepare documents beforehand so that you can apply on the spot. Have:
1) Proof of income - bank statements showing wage deposits, a recent tax return, or employer income statement
2) A guarantor letter - someone willing to pay rent if you can't
3) Credible character references
4) Evidence of house-care/garden maintenance - e.g. a letter from former housemates
5) A cover letter selling yourself as a tenant
6) Contact details - yours/your employer's.
5. Be Fast, Be Accurate
Properties go fast, so complete your application ASAP - but take care to:
1) Complete all fields neatly
2) Be truthful
3) Attach references/letters
4) Lodge your application using the landlord/agent's preferred method.
