As a seller, it is always best to disclose any defects of your property to your Agent in what is called a "Sellers Disclosure Statement" by doing this, the Agent can then write these defects on the contract and there is no cause of delay at Settlement.

Sometimes you may see the term "as is" - this means that as of the contract date, the buyer accepts the property on an "as is" basis. The buyer is then not entitled to rely on any precontractual representation made by the seller or the sellers agent, and won't make any claims against the seller or the sellers agent for any repairs or defects with respect to the condition or the character of the property.
